In the most recent iteration of so-called Kutcher Kottages, the property at 2501 2nd street has been successfully redeveloped with an award-winning three-unit condominium project that incorporates a historic Turn-of-the Century cottage as a featured element of the project.  HLKK  helped to shepherd this project to fruition, together with the design team of Howard Laks Associates and Chattel Inc. (now known as Heritage-Chattel). The approval process included successful hearings at the Santa Monica Planning Commission, Landmarks Commission and City Council, as well as an approval from the California Coastal Commission. These approvals included Zoning Ordinance text amendments, tentative and final parcel maps, a series of major modifications under the Zoning Ordinance, a certificate of appropriateness, and a de minimis waiver from the Coastal Commission. The project was recognized with a 2025 Santa Monica Conservancy Residential Rehabilitation Award.

Entitlements secured include:

Certificate of Appropriateness, Major Modifications (per Zoning Ordinance), Subdivision Map (condominiums), De Minimis Waiver (coastal permit)
